Bassett were commissioned as part of The Cox Group team by the Al Hamid Group, to undertake the Masterplan Design, Schematic Design, Detailed Design, Contract Documentation and Site Supervision of a new mixed use development on this approximately 20,000m2 site located on the one of the only two primary roads into Abu Dhabi, Airport Road.

The development includes in excess of 100,000m2 of underground carparking over five levels, two 15-storey unfurnished apartment buildings providing 1, 2 and 3 bedroom apartments, a 15-storey serviced apartment building, a 15-storey hotel to be operated by the Accor Group as a Novatel Hotel, a 30,000m2 NLA, 15-storey office building as well as a 14,000m2 enclosed retail, food and beverage mall.

The development is serviced by Tabreed’s district cooling network and ADDC’s High Voltage Electrical network (two high capacity ring supplies) delivering approximately 20MW of power to the development via 6 multi-transformer substations. The site also incorporates two standby diesel generating plants (consisting of multiple generators operating in parallel) to provide ongoing power supply to critical parts of the development in the case of power failure.

The MEP (mechanical, electrical and plumbing) design included the provisioning of Wi-Fi and IP television and future provisioning of IP telephony to all apartments, hotel rooms and office tenancies.
 
The Fire services design included full compliance with NFPA for all buildings including the carpark with the site operating as a single building.

The Specialist Lighting Consultancy services included design, documentation and commissioning input into architectural lighting applications including hotel and restaurant features, water features, building façade illumination, light spill and obtrusive lighting impacts, aircraft warning lighting and energy efficiency including preparation of visualisations, fly-throughs and renderings.

The Security Consultancy services included preparing a site-wide security report incorporating Risk Management procedures considering various operational and security risks across the entire site including physical protection, segregation, traffic (vehicle and people) movement, electronic surveillance, access control and intruder detection. Risk Management initiatives included consideration and protection of utility supplies, including configuration of sub-systems for enhanced integrity and availability, as well as fire and life safety issues.
